NEIGHBORHOODS


Three main neighborhoods reside in the city of Steamboat Springs. Each has its own personality and all offer something for everyone.  Each neighborhood can truly boast "location" because Steamboat Springs is so easy to navigate around. You'll want to take a look at each Steamboat neighborhood as well as the surrounding areas described a little futher down the page to see which suits your lifestyle best.

DOWNTOWN STEAMBOAT SPRINGS NEIGHBORHOOD
Reflect a moment on idyllic towns depicted in movies and novels, towns that offer the perfect balance of tree lined neighborhoods, safe streets and dining and shopping within walking distance of your front door.   Well that pretty much describes downtown Steamboat Springs, or 'Old Town' as it is known among locals. With over 75 restaurants, bars and pubs and a wide variety of boutiques and specialty shops all adjacent to or within a few blocks of the beautiful Yampa River, Old Town Steamboat Springs has character as unique as it is charming. 

Year round festivities abound in our downtown neighborhood, from the Winter Carnival, to the July 4th Parade to the summer long rodeos and outdoor concerts. There's a community feeling which emanates from the pride of living in a neighborhood rich in history and abundent with activities. While rich in tradition, the Old Town neighborhood is growing and evolving to meet the diverse needs of those who live and play here as evidenced by the new mixed use residential and commercial buildings and the new Public Library.  Architectural styles offer something for everyone with Victorian, log and colorful clapboard homes often sharing the same neighborhood block. While most lots are relatively small, home sizes range from 1,000 to 6,000 square feet.
   
FISH CREEK AREA NEIGHBORHOOD

When you came here as a visitor you went to see the amazing Fish Creek Falls. Now that you're looking to purchase a home this mostly single family home area has a whole new allure. Most residents in this neighborhood are year-round and many have children who attend the schools bordering this neighborhood.  Trails meander through this hilly area make riding your bike or walking to town convenient as well as exhilirating - and you'll meet plenty of dog walkers along the way! Living 'up the hill' just above town offers fantastic views of Emerald Mountain, the south valley, Sleeping Giant and Mt. Werner, not to mention views of the sun rising over the ski mountain and setting over the town.

Just minutes from downtown, City Market, and the Knoll parking lot on powder days, the convenience of living in the Fish Creek neighborhood can not be overstated.  While the majority of homes in this neighborhood are free-standing, duplexes, condos and townhomes are available as well. As you would expect given the scope of residences, home prices in this neighborhood range from entry-level to multi-million.  This is definitely an area where you'll want to take some time and drive around the various neighborhoods within a neighborhood to see the beauty each has to offer.
   
MOUNTAIN AREA NEIGHBORHOOD
When you say you live in the Mountain Area most people think "ski access" first, but while proximity to fresh powder is certainly one of the conveniences, there are so many more. You'll have an almost 3,000 acre backyard for snow shoeing, mountain biking, hiking and trail running as well, not to mention an indoor/outdoor tennis center and a world class golf course. When you simply want to relax, there are concert and symphony venues as well as some of the areas finest restaurants.  Grocery shopping, banking and shopping for household staples are conveniently minutes from the mountain base. As you would expect in "Ski Town USA", this area is a hub of activity upon a mountain of splendor.

There are a wide range of home styles along with plenty of townhomes and condos available at entry level price points while ski-in/ski-out residences sell at a premium. Sanctuary, one of Steamboat's most exclusive neighborhoods, borders one side of the mountain area. Each Sanctuary home has its own character and personality with  some of the backyards flowing into the Rollingstone golf course and others tucking into the mountainside. It's a development that truly lives up to its name as you feel embraced by the aspen and pine trees surrounding the area. With new, full service ski-in/ski-out residences in Edgemont and One Steamboat Place, and plenty of condos, townhomes and single family homes a short walk or ride away from the gondola, there's something for everyone who desires immediate accessibility to skiing, shopping and dining.
   
STRAWBERRY PARK
Only a short 5 minute drive to town but feeling much more like country living, Strawberry Park is home to residents lucky enough to wake up to the sun coming across the meadow while deer and elk graze in the grass.  As you drive up the road leading to the Strawberry Park Hot Springs, or the dirt road leading to national forest land at Buffalo Pass, the views are as spectacular as the wildlife you're likely to see.  Mountainside forests combine with lush meadows bringing a picture of undisturbed beauty that's hard to find.

There aren't any subdivisions in Strawberry Park, and to be quite honest there aren't many houses thanks to national forest land up on the hillside providing a natural development boundary.  Homes are on large lots spanning from two to a few hundred acres providing a feeling of space and openness. Prices range from about $1 million to upwards of $5 million, and it's worth the investment for those who want more secluded, country living with the convenience of being close to town.
   
THE SOUTH VALLEY
Sitting just east of Steamboat, and the first area visitors see traveling west over Rabbit Ears Pass, the South Valley is home to some of Steamboat's most luxurious homes. Subdivisions in this area are characterized by homes valued from just under $1 million dollars to homes over $10 million dollars. Lot sizes range from 2.5 to 35 acres, and you'll find homes with upward of 10,000 square feet of living space. Many of these high end developments offer extra amenities such as private clubhouses, golf courses, guest houses, and stocked fishing streams. About half of the residents in these developments are second home owners.  In between developments are working ranches that will ensure the area continues to prosper with open landscape, pastures and meadows.

It's a short ride to Steamboat and all the activities one expects from a world-class resort area, but there's plenty to keep you busy at home with perfect terrain for hiking and biking. Lake Catamount offers boating in the summer and Nordic skiing in the winter, and the Yampa River winds through the valley offering fly fishermen and kayakers hours of enjoyment. Views range from the ski mountain to the east, to Hahn's Peak to the north and the lush valley in-between.  It's an idyllic place to call home whether it's your primary residence or a place to restore your spirit a few times a year.
   
STAGECOACH

 

Only 20 minutes south of Steamboat Springs, the area known as Stagecoach is surrounded by Routt National Forest, Stagecoach Reservoir and Stagecoach Lake State Park.  As you would expect, this area was a stagecoach stop used between Steamboat Springs and Toponas until 1907. Today a number of subdivisions thrive in the area offering a wide variety of housing options from .75 acre lots with homes 1,800 - 2,800 square feet priced below $400,000, to developments with 35 acre lots and homes 3,000+ square feet priced at $1 million or more.

Residents living in this area enjoy the natural beauty of the Flat Tops wilderness area, Sarvice Creek, the Yampa River as well as the meadows and creeks surrounding Stagecoach Reservoir. Outdoor enthusiasts will soon discover all the area has to offer including boating, fishing, hiking, biking and camping in the summer and Nordic skiing, snowshoeing and ice fishing in the winter. And of course, Steamboat Springs' ski resort is just down the road. With amazing views, peaceful surroundings and multiple developments comprising their own community, living in Stagecoach is a popular choice in the Yampa Valley.
   
NORTH ROUTT COUNTY
  Stretching from Clark to the Wyoming border, North Routt County is home to an ecclectic mix of small communities and a wonderland of recreational opportunities. Clark is a 30 minute drive from Steamboat Springs, and 20 minutes further north you'll find Hahn's Peak. With backyards doubling as outdoor enthusiasts' playgrounds, the drive is definitely worth it for those who choose to live in North Routt County.

Summer months offer fishing, camping, hiking, hunting, rafting, canoeing, kayaking and sailing while winter time invites snowshoeing, snowmobiling, cross country and back country skiing. With higher elevation and colder temperatures than Steamboat Springs, residents of North Routt County enjoy a slightly extended winter wonderland as compared to Steamboat Springs, and summers are a bit cooler in the evenings.
   
US HIGHWAY 40 WEST CORRIDOR
Just a few miles west of Steamboat Springs you'll find some of the most affordable and popular subdivisions in the area including Heritage Park, Steamboat II and Silver Spur Estates. Most of the residents work in town, live here year-round and are raising families which gives the area an immediate community feel.  There are great views of the ski mountain as you drive around the West Corridor, and you'll also find plenty of hiking trails and bike paths as well as the Steamboat Golf Club.

A community neighborhood environment, good sized, affordable homes with yards and proximity to Steamboat Springs and all the job opportunities and amenities a world-class resort has to offer make this area attractive families and younger couples.
   
HAYDEN
  Just 22 miles west of Steamboat Springs you'll find Hayden, a town still brimming with Western spirit and emitting a special small-town glow.  With its rich mining and agriculture history, many families have lived and prospered here for generations.  Residents new to the area find Hayden to be warm and friendly as well as affordable and conveniently located.

Along with a beautiful town park and library, specialty shops and local restaurants add to the small-town allure. With only a half-hour commute to Steamboat Springs, Hayden is home to many people who work in Steamboat Springs. You can get a little more home for your investment in Hayden, and you'll get a whole lot of small town charm and congeniality.  For those of you who travel by air, Yampa Valley Regional Airport (YVRA), is just on the edge of the Steamboat side of Hayden.
